Adequate property insurance is required for all real estate secured loans.  If the property is located in a special flood hazard area (SFHA), flood insurance is required.  For first lien home equity installment loans in an SFHA we will require that an escrow account be established for the flood insurance premium.

 

Rate Adjustments

IMPORTANT NOTE: ANY ADJUSTABLE OR FIXED RATE MORTGAGE MEETING ANY OF THE CRITERIA BELOW WILL WARRANT AN INCREASE IN BOTH RATE AND MARGIN AS IT PERTAINS. CRA QUALIFIED LOANS ONLY WARRANT THE FOLLOWING ADJUSTMENTS: 2-4 FAMILY RESIDENCE, $475 LOW HOME FEE PURCHASES AND $0 FEE REFINANCE.

BORROWER AND / OR COLLATERAL PROPERTY TO BE HELD IN THE NAME OF AN ENTITY

Any residential mortgage loan transaction held in the name of an Entity (i.e. Limited Liability Company, Corporation, Partnership, Trust) will warrant a 1/4 of 1% (0.250%) increase; however, a Borrowing entity and / or collateral property held in the name of a nonprofit IRS Section 501(C) (3) organization shall not warrant any increase in Rate. Any residential mortgage loan transaction that is held in the name of an Entity must be collateralized by an owner-occupied primary or secondary residence.

 

2-4 FAMILY RESIDENCES
Any residential mortgage loan secured by a 2-4 Family Residence will warrant a 1/4 of 1% (0.250%) increase.

 

CASH-OUT REFINANCE
For loan purpose of Cash-Out Refinance add 0.250% to rate.


RATE AND TERM REFINANCE
 A Rate and Term refinance mortgage is a mortgage for which the
proceeds may be used to pay off the first mortgage and any junior liens that were used to acquire the subject property, plus related closing
costs. Cash out to the borrower may not exceed up to the greater of 1% of the new loan amount or $2,000.

 

CREDIT SCORE – BELOW ADJUSTMENTS DO NOT APPLY TO LOANS WITH LTV RATIO ≤ 60%
For credit scores between 720 and 739 on any residential mortgage lien will warrant a 1/8 of 1% (0.125%) increase.
For credit scores between 680 and 719 on any residential mortgage lien will warrant a 1/4 of 1% (0.250%) increase.
For credit scores < 680 on any residential mortgage lien will warrant a 1/2 of 1% (0.500%) increase.

CONDOMINIUMS

For LTV’s greater than 75% on any residential mortgage lien secured by a condo will warrant a 1/8 of 1% (0.125%) increase.

 

LOAN REQUESTS GREATER THAN $1,000,000

Any mortgage loan transaction in excess of $1,000,000 will warrant a 1/8 of 1% (0.125%) for every $250,000 in excess of $1,000,000.
